Greetings  |  Buzzworthy Sales  |  Good Times  |  Good Times  | International Spotlight |  By The Numbers

Hi Friends,

If you recognize this view, I'm impressed - it means you hike our beautiful Mt Tam. Having this behemoth in our backyard, with her over 200 miles of trails, is top of the list for a number of my clients looking to move to the area. What is most amazing is that she commands attention all across Marin - from Mill Valley to Fairfax and most towns in between.

Tyler, Frankie and I recently hiked up Cascade Falls Trail, moseyed over to the Mountain Home Inn to grab a water break and see what was happening. It's always been a favorite of mine, providing the incentive of spectacular views with an icy cold beer after an uphill hike on a hot day.  For the descent we chose one of my favorite trails, Tenderfoot, where you begin by meandering through a shaded neighborhood a bit before hitting the trail.

Back to real estate...Summer is a great time to really explore our special towns and neighborhoods, to take a beat and consider all the options during your home search or pending sale.  And, things are looking a bit rosier for buyers: with more inventory comes more supply (less demand could mean less $) and money is a little less expensive than last week!

Here's the latest mortgage pricing, courtesy of my pal Chris Davis at SplitRock:

GOOD TIMES | SUBLIME EVENTS
MOUNTAIN HOME INN | Mt. Tam

If you haven't visited the Mountain Home Inn on your Mt Tam travels, here's another reason to do so. They've recently launched a trio of fun and entertaining offerings every Wed-Fri.
Boasting a newly updated menu with dishes named after the mountain’s most iconic trails, you’ll get a refresher on local’s favorites while enjoying good food.
And, have you heard the Inn is currently FOR SALE!? Listed just under $5 million, you can own a piece of history. The Inn opened its doors in 1912 by a Swiss-German couple, beginning as a humble refreshment stop for hikers and holds the unique distinction of being the only commercially zoned property on the mountain. The current owner has run the establishment since 1981.
The immensely romantic 10-room inn is a great treat for locals and visitors alike. There's literal Redwood trees in the dining room/bar! Next time you're hosting friends or family, check out their free, live music and game nights, and support this iconic Inn.

FOG HILL FARMSTAND | Mill Valley

During the pandemic a wonderful thing happened...Fog Hill Farmstand! Jon and his partner emerged from my Nextdoor feed one week to announce their pop-up Farmstand adjacent to Old Mill Elementary School in Mill Valley. I was elated and set out on the e-bike that first Saturday, full of empty grocery bags and big dreams of fresh farm, organic produce a mere 2 miles from my home.
What was initially set up in Jon's teeny, narrow driveway has now blossomed into an upgraded space, courtesy of Church of our Saviour, on Lovell Avenue. Grown on his patch of farmland in Santa Rosa, Jon specializes in unique varietals of vegetables you didn't even know existed; his carrots are sublime, asian offerings of baby bok choy, purple daikons and hybrid broccolis sit next to dozens of herbs, lettuces and hardy greens. As summer heats up, the insane tomato selection will appear and blow your mind.
Fog Hill primarily supplies to Marin restaurants that you probably visit; having them here, throughout the summer, every Saturday 9:30 AM - 2:00 PM is what gets me through each week!
Pro Tip: Cash or Venmo; get there early!

INTERNATIONAL SPOTLIGHT | SWEDEN

Tingstäde | $756,000 (7.2 million krona)
3488 sq ft | $216/sq ft

If you're a history buff, this is the home for you! The 23 acre grounds include a sealed bunker and a foxhole. This barn-like structure was originally built in 1901 as a military depot, then renovated and converted to a 7 bedroom, 10 bathroom residence in 2017 and 2018.

Tingstäde, a town on Gotland, Sweden’s largest island, is off the country’s southeast shore in the Baltic Sea, within 15-miles of  Visby, Gotland’s main city and a UNESCO World Heritage Site. Visby conveniently offers an airport, a ferry that travels to the mainland, and lots of day-tripping activities: medieval structures, festivals and beaches.

Fling open the red barn doors and you'll find the ground floor with  an open living room, dining room, sitting area, kitchen, several bathrooms and a laundry room. The living area has exposed support beams ands a sleek, cylindrical wood-burning fireplace tucked into a corner.

There's an open kitchen facing the living room and a second, restaurant-grade kitchen, hidden away with high-end appliances - perfect for when you're hosting all guests in the plentiful seven bedrooms!

All those bedrooms and bathrooms are located upstairs. Part of the house is separate to form an independent unit, providing myriad uses of the space.

I swear this is true: Estimated annual property taxes is 6,000 Swedish krona ($630).
