Readers of this newsletter know that keeping Marin housing affordable is a constant drumbeat of mine and I will never tire of showcasing those opportunities when I learn about them. Let's turn our attention to a rare offering in Bolinas!
Thanks to Habitat for Humanity, Greater SF there are 8 homes for sale at 31 Wharf Road! Habitat broke ground in January and estimates 16-18 months to completion. Each unit includes a dishwasher, washer/dryer, oven/stove and refrigerator.  
This is a partnership with the Bolinas Community Land Trust (similar to last month's issue featuring the Community Land Trust Network of Marin) that will result in first-time buyers with household incomes 60-80% of Marin County's median income to apply for the new units. Through this model the Trust retains ownership of the land, protecting and ensuring its long-term affordability.

And for anyone with children, friends or family early on in their medical careers, I recently learned about a mortgage program that assists these folks in buying a home based on their future potential...With a max loan limit of $2 million and $0 down payment, what's not to like!? GOOD TIMES | SUBLIME EVENTS

PRIDE festivities are just around the corner...literally! Beginning with June 1, the City of Mill Valley and the Town of Tiburon kicked things off with PRIDE Flag Raising Ceremonies at their respective City Halls. 
What follows is a highlight of my top picks to support and participate in throughout Marin:

🐟 CALIFORNIA KING SALMON IS HERE 🐟

It’s California King Salmon season - my absolute favorite time of year. My latest fisherman crush, Mike, lives about 5 miles away and is on speed dial…his offerings via text alerts are steady and prolific but I had to wait three years for what I truly yearned for...local Salmon season is here after a tortuous 3 years' hiatus! That's right, commercial salmon fishing is a heavily monitored industry to ensure its environments survive. These babies come from Monterey and Morro Bay averaging around 9 lbs apiece, but word has it the big boys are further North and our guy is heading that way in the coming weeks. The season typically runs through September or October but these days it's best to assume something this good won't last. 

Pro Tip: In the Sept 2024 issue, (available here) I featured some of my favorite fishmongers (1 Ocean Seafood & Fishmonger Don), who are both still in business. If you want to get on Mike's list, you'll have to get past me first 😉 

INTERNATIONAL SPOTLIGHT | VIENNA

When I first saw this picture, the steel and concrete meshed with greenery and foliage immediately conjured images of the Bond flick, Moonraker. An earth-sided home to the North, walls of windows facing South, it's what's known in the trades as earth-sheltered construction where natural insulation is created via geothermal heating and an energy efficient cooling system ('living roof'). Back to the home…there are 4 bedrooms, 2 bathrooms, 2 kitchens across 2 levels. The main floors 15-foot ceilings and walls of windows command your attention along with skylights in every room. Outside, you’ll find 2 terraces: a covered one with a swimming pool running the length of the living room, the other a Japanese garden featuring stone walls, walking paths, and a fire pit. The property sits on an acre of land. 

Annual taxes run about $210.
